About the role The Senior Operations Manager plays an integral part in the achievement of operational excellence and ensures consistency of operational delivery across the GPT Office & Logistics portfolio. The role leads and manages a sizeable property operations team across multiple assets within NSW, with key objectives being to determine strategies and procedures to ensure assets are maintained to an agreed standard, achieving desired customer and tenant satisfaction levels, ensuring safety is at the centre of what the team does, and meeting sustainability goals. The principal tasks of the role include, but are not limited to Ensure optimal safety management practices are applied – covering legal, compliance, consistency and ongoing review of operational systems across the Office & Logistics business. Monitor operational performance and develop performance enhancement plans. Assist in the development and implementation of onboarding programs to ensure operational excellence (General Managers and site teams). Manage and measure operational performance through auditing, testing and sampling. Support the National Director, Property Operations and the AMCMT with major incidents and or emergencies where required (planning, preparedness and response). Support the CAPEX team (where required) on Capex Management. Assist with the management of all inputs into the capital planning process with O&L Capex team (LCA’s, etc.) Lead with the development and review of budgets for allocated region to ensure financial objectives and strategies are delivered. Work with National Director, Property Operations and Regional Operations Managers to maintain a comprehensive body of policies and standards related to building services delivery and provide a clear operating procedures and guidelines. Ensure appropriate contract management processes are in place to manage, monitor and report upon operational effectiveness. Assist in the management of sustainability/NABERS improvement programs. Assist asset teams and Risk management team in the affective control of risk and incidents. Lead Property Operations team members to maximise the everyday satisfaction of the asset customers and tenants with the facility provided. Manage team and individual performance including improvement plans associated with under performance. Act as a brand ambassador and business leader for GPT Property Operations both within GPT and externally via an extended stakeholder group that consists of tenants, industry peers, and industry. What makes you stand out? At least 8 years relevant management and operational experience Tertiary qualifications in engineering, building services or a related discipline desirable Experience in the analysis of building performance Ability to communicate and manage relationships with a diverse audience (service providers and contractors, clients and customers, technical and non-technical peers etc) Experience in managing multi-site programs of work of varying levels of technical complexity Familiar with a wide range of building service technologies A sound and practical understanding of risk management A sound and practical understanding of contracts and contractor management Able to provide on the job training to Property Operations team, and General Managers Strong leadership and motivational ability Proven management experience of a medium sized team.
