About the role The Senior Leasing Executive is also responsible for all speciality leases under negotiation for vacancies, renewals, incentive budgets, vacancy budgets; markets rent reviews and abatement budgets. This role is responsible for maximising rental income of GPT’s retail property by negotiating all new leases for deals allocated in the portfolio within agreed limits of authority. The principal tasks of the role include, but are not limited to Asset Planning Prepare the retail plan on a shop by shop basis to include in the asset plan. Budget and target rents for renewals, MRR’s, vacancies and critical tenants in asset plan (including estimated required capex per deal where applicable) Introduce new retailers and retail formats to the portfolio/centre. Develop and maintain a potential retailer list. Speciality Leases Negotiate all leases for allocated deals within limits of authority, (incl. MRR’s) to maximise owner’s rental income, keeping within retail plan and budget parameters and relevant legislation. Meet or exceed a specific deal target (i.e. specific number of deals) per annum. Prepare Discounted Cash Flows (DCF’s) including capex required and rationale for deal approval for each deal Ensure signed lease documentation and bank guarantee is fully executed prior to tenant opening for trade. Influence specialty base rent (renewal and MRR rent) vacancies, renewals, new leases, market rent reviews and critical tenancies within limits of authority Ensure all deals comply with the GPT standard of fitouts. Maintain accurate records of correspondence, lease information and file notes on all meetings with retailers and any other relevant information that should be maintained to provide an audit trail in line with GPT policy. Vacancies Lease vacancies and vacancy allowance in asset plan. Critical Tenants / Abatements Manage critical tenants on an ongoing bas when; Tenant has traded under current lease less than 12 months Tenant is up for renewal in less than 6 months Tenant has agreed in writing to surrender lease. Identify over trading retailers and develop strategies for growing or assisting further sales growth opportunity, possibly in other centres. General Assist tenancy delivery team with the seamless close to open process to minimise downtime and ensure new tenancies open in line with forecast dates Develop and maintain excellent relationships with the key customer being our Retailers. Maintain a high level of regular communication with Centre Management. Visit competing centres when necessary to keep an up to date knowledge of retail trends. Maintain macro (state, national) and micro (centre total trade area) data on the retail market. Be informed of information from the marketing department such as exit surveys and demographics. Assist with the preparation of exit surveys, psychographic profiles, focus groups in conjunction with the broader research department. Attend internal leasing meetings and ensure accuracy of relevant minutes and reports in standard format. Maintain relevant, data led and updated leasing collateral for the asset with the assistance of national marketing What makes you stand out? A minimum of 4 years’ experience in commercial/retail property and a good understanding of the retail market. Tertiary level qualification in a property or a related discipline desirable. Commercial astuteness, including the ability to identify and target opportunities. Excellent influencing and negotiation skills. Ability to communicate at all levels and build effective and professional relationships with tenants/customers, key stakeholders and colleagues. Effective time management skills Intermediate level in core Microsoft Office (Word, Excel and Outlook) What makes us stand out?
