About the role Based at 580 George Street, the Operations Supervisor is responsible for assisting with the management and coordination of all trades and contractor management which are typically required in the day to day operational activity of an office or logistics asset. The role is focused on supporting the overall physical operational performance of the asset, maximising the everyday satisfaction of the asset tenants with the facility provided. Key responsibilities include Compliance & Certification - Working with the Operations Manager/Senior Operations Manager, ensure; Compliance with all relevant standards, and statutory authority requirements Contractor management policies, procedures and standards are complied with, ensuring agreed service levels are maintained Coordination of relevant contractors and consultants for all essential services Timely preparation of the annual essential safety measures report Compliance with Health and Safety requirements, including contractor induction, Revision of site-specific risk management plans and safe work method statements Maintenance & Risk Management - Working with the Operations Manager/Senior Operations Manager, ensure; effective and efficient operation of all property services, fit-outs and other works required to be carried out work requests are actioned and closed out within a timely manner co-ordination of specialist contractors to ensure they comply with their contract terms and conditions and nominated scope of works, and meet agreed service levels on-going maintenance of Planned Preventative Maintenance Systems and other information databases implementation of general maintenance tasks, public liability and other safety and environmental initiative identification and implementation of energy and water conservation initiatives Contracts & Contractor Management Regular review with the Senior Operations Manager/Operations Manager and General Manager to manage all contracts within the agreed budget always seeking alternative ways to improve customer service and reduce expenditure Be active in your role as one of the first points of contact for any service provider issues Conduct regular inspections to ensure optimal tenant satisfaction and standards of performance Ensure that specific maintenance standards, agreed quality standards and legal requirements, health & safety and work cover are met. Drive a safety culture with fellow GPT employees and our contractors, ensuring there is compliance with GPT health and safety procedures at all times. Budgets & Reporting Be involved in preparing annual property operations and capital works budgets and the monitoring and updating of budgets on a quarterly basis Provide input into the monthly reports for the operational aspects of the property Ensure that all information, forms, and statistics are gathered and the information disseminated for review and any remedial action is then performed. Raise purchase orders, process invoices and run reports via GPT’s procurement system iBuy What makes you stand out? Trade qualifications are highly desirable in electrical or mechanical backgrounds At least 3-4 years relevant operational experience required with experience within the Property industry desirable Demonstrated understanding of Building Codes, Australian Standards, OHS/WHS and Legislation, Essential Services of Authority and Statutory Requirements Ability to manage multiple projects/tasks within strict operational and financial deadlines. Customer focus and proactive approach with initiative, demonstrating: a positive approach to meeting client’s needs whilst managing tenant expectations. the ability to empathise with tenants’ needs and deliver good customer service at all times. Ability to communicate effectively at all levels and build effective and professional relationships with a range of stakeholders, including senior management, operational site staff, external service providers and contractors Demonstrable understanding of risk management. Demonstrable understanding of contracts and contractor management Intermediate level in core Microsoft Office (Word, Excel and Outlook) What makes us stand out?
